- Ban on Commercial Kiosks: Unsanctioned kiosks, shops, or commercial selling points are strictly prohibited anywhere inside or outside the estate perimeter.
- Demolition Notice: Illegal structures will be demolished after a 7-day notice is issued.
- Street Hawking: Hawking is strictly forbidden. Violators will be arrested and handed over for prosecution.
- Event Locations & Fines: Parties outside individual flats may only take place in designated common areas (e.g., poolside). Holding unsanctioned parties incurs a fine of N100,000.
- Party Curfew: All parties and celebrations must conclude by 10:00 PM, and venues cleared by 11:00 PM (the only exception is the official Estate General End-of-Year Party).
- Construction Debris: Residents must clean up all debris resulting from internal or external residential works.
- Refuse Disposal: Waste must be tied securely in black cellophane bags and placed inside dustbins. Dumping trash on the ground is prohibited.
- Air Conditioner Trunking: Air conditioning drainage pipes must be properly trunked to prevent water runoff from staining or damaging exterior building walls.
